4–6 weeks on site

A bright converted ground-floor room mid-fit, with new radiators, rooflights and a dust-sheeted kitchen area

A garage conversion is the quickest way to add a room: the walls, roof and floor are already there, so most of the job is making them warm and dry. Four to six weeks on site is typical, and the rest of the house barely notices.

The front wall matters most

Where the garage door was, we build a new wall on a proper foundation, in brick that matches the house, with a window sized to line up with the ones beside it. Done well, nobody walking past can tell there was ever a garage.

Warm and dry

Garage floors are usually lower than the house and have no insulation. We lay a damp-proof membrane, insulation and a new screed to bring it level with the hall, and line the walls and ceiling to the same standard as a new extension.

What it costs

A 16 m² single garage turned into a study or bedroom, mid finish, is about £21,000 to £27,000 including VAT.

Common questions

Garage conversions

Will it feel like part of the house?

Yes, if the floor is raised to the house level and the room is insulated to the same standard as an extension. Both are in our price, along with heating and a door through from the hall.

What happens to the garage door?

It comes out and we build the opening up in brick matched to the house, on its own foundation if the slab needs one, with a window lined up to the ones beside it.
